Who we are

Hard Money Specialists operates hardmoneyspecialists.com. We provide free specialist help to borrowers and investors and introduce inquiries to independent specialist lending partners. We are not a lender, broker, agent or law firm. We do not make loan approvals, funding decisions or set loan terms. Any financing offered to you is offered by the applicable lender on its own terms.

Our inquiry service

Submitting an inquiry through our forms or by email is free. It is an inquiry only: it is not a loan application, an offer of financing, a commitment to lend or borrow, or a guarantee of approval, funding or closing. We review the details you share to understand your project and may pass relevant information to a specialist lending partner who can consider your situation. You are under no obligation to proceed with any partner we introduce.

Depending on the deal, the specialist broker may charge 1.5%–2% of the loan amount. The broker sets the fee, payable only at closing. Hard Money Specialists receives a share of the broker's fee for the introduction. Lender and other closing costs may also apply.

Accuracy of information

The guides, calculators, checklists and other content on this site are general information about hard money financing. They are not financial, legal, tax or investment advice, and they are not tailored to any property, project or state. Figures, examples and calculator results are illustrative only and are not quotes, rate offers or commitments. Actual loan terms vary by lender, property and borrower circumstances. You should verify anything important with the applicable lender and your own professional advisors before acting on it.

We work to keep the site current, but we do not promise that content is complete, accurate or up to date at all times, and we may change or remove content without notice.

Your responsibilities when using the site

• Give accurate information in inquiries and do not submit inquiries on behalf of someone else without their permission.
• Do not submit sensitive records such as Social Security numbers, bank account details, passwords or identity documents through our forms or email.
• Do not attempt to disrupt the site, scrape it at scale, misuse the inquiry system or send unlawful, misleading or abusive content.
• Do not use our content for training competing lead-generation services or republish it as your own without written permission.

We may limit or refuse an inquiry, for example where details are incomplete, appear unlawful or fall outside what our specialist partners consider.

Website content and intellectual property

The text, graphics, logo, page design and other content on this site belong to Hard Money Specialists or are used with permission, including photography credited on our Image Credits page. You may read, print and share pages for your own personal, non-commercial use. Any other reproduction or commercial use requires our prior written consent.

Links to other websites

We link to third-party services such as our social media profiles, video hosting, review platforms and public resources. We do not control those services and are not responsible for their content, terms or privacy practices.
