Privacy Policy
When you ask us about financing, you trust us with information about yourself and your property project. This policy explains what we collect, how we use it and who may receive it.
Who handles your information
Hard Money Specialists handles the information you submit through this website. We provide specialist help and introduce borrowers to specialist lending partners. We are not a lender and do not make loan approval or funding decisions. This policy covers hardmoneyspecialists.com and inquiries made directly to us.
What you share with us
Our inquiry forms ask for:
- Your full name and email address.
- The property type you are considering.
- The loan amount requested.
- An optional description of your deal. This may include the property location, planned work and budget, cash or equity available, your experience, exit plans and timeline.
We also record when an inquiry is received and its source so we can identify and handle it. If you contact us by email, we receive your email address, message and anything you choose to attach. Our inquiry form does not ask for a telephone number.
Please do not include Social Security numbers, bank account details, passwords, identity documents or other sensitive records in the deal description. Only share information about someone else if you have permission to do so.
How we use your inquiry
We use your details to review your financing needs, respond to your questions, ask for clarification and identify specialist lending partners who may be able to help with your project. We also keep inquiry records to manage follow-up, resolve problems and protect the service against misuse.
Submitting an inquiry means you agree to be contacted about it and for your details to be shared with a suitable specialist lending partner, as explained beside the submit button. It is not a loan application, a commitment to borrow or a guarantee of approval.
Who may receive your information
- Our inquiry team: your submission is stored in our inquiry system and sent by email to the team handling financing requests.
- Specialist lending partners: we may share your contact details and relevant deal information with lenders, funds or specialist brokers to discuss possible financing. A partner may contact you directly and will handle information under its own privacy policy.
- Service providers: providers supporting website hosting, inquiry storage and email delivery process information to help us run the service.
- Legal and security recipients: information may be disclosed where required by law or necessary to investigate misuse, protect rights or respond to a lawful request.
Your initial inquiry is free. Depending on the deal, the specialist broker may charge 1.5%–2% of the loan amount. The broker sets the fee, payable only at closing. Hard Money Specialists receives a share of the broker's fee for the introduction. Lender and other closing costs may also apply. You are under no obligation to proceed with a partner we introduce.
Storage, retention and security
Inquiry details are held in our hosted inquiry system and in email correspondence used to handle your request. Service providers may process information outside your state or country. Access is intended for people and providers involved in operating the service and dealing with your inquiry.
We keep information for as long as reasonably needed to handle the inquiry and follow-up, maintain relevant business records and meet legal obligations. Retention can vary with the inquiry and any resulting relationship. You can ask us to delete information as described below. No online system or email service can guarantee complete security.
Website information and external services
Our hosting and supporting services may process technical information such as your IP address, browser, device and request times to deliver the website, diagnose errors and help prevent abuse. These services may use cookies or browser storage where needed for their operation. Your browser lets you manage or clear cookies and stored website data.
Links to other websites take you to services governed by their own privacy policies. If a page includes an externally hosted video, the video provider may receive technical information when the player loads or you interact with it.
Google Ads measurement and your choices
We use Google Ads to measure advertising and completed inquiries from Phoenix, Houston, Tampa, Charlotte, Columbus, Seattle, St. Louis, Atlanta, Dallas, Indianapolis, Jacksonville and Sacramento. This helps us assess advertising results and may support inquiry-focused bidding where enabled; campaigns using Maximize clicks bid for visits, not inquiries. Where tracking is permitted, Google may receive the page address without personal information, browser and device information, IP address, advertising cookie or click information and an inquiry reference used to avoid duplicate counting. We do not send your name, email address, requested loan amount or deal description to Google. Customer matching and personalized advertising signals are disabled.
In the EEA, UK, Switzerland and unresolved regions, advertising measurement is disabled, even if you previously accepted. This includes Canada because our country lookup cannot distinguish Quebec. We do not show an automatic advertising popup. Elsewhere, measurement is enabled unless you reject it. We honor saved refusals, Global Privacy Control and Do Not Track everywhere. Blocked inquiries are never reported later. Inquiry records retain the region, submission-time permission and a reference to your recorded choice when present.
You can reject or withdraw through Advertising Choices below or in the footer, or allow future measurement where it is otherwise permitted. Accepting does not enable tracking in consent-required or unresolved regions. We store a browser-specific reference, the date, choice and notice shown, preserving earlier acceptance evidence if you later withdraw. Changes apply immediately to future inquiry reporting and other open tabs; opening settings alone does not change your choice. Clearing browser storage removes these browser-held records. Google's handling of information is explained in Google's privacy information.
Your choices and privacy requests
You can choose not to submit an inquiry. If you have already contacted us, you can ask to stop follow-up, correct your details, request access to information we hold or ask for deletion by emailing quote@hardmoneyspecialists.com. Please tell us which inquiry your request concerns. We may need to verify your identity before releasing or changing personal information.
Depending on where you live, additional privacy rights may apply, including rights relating to disclosure or sharing of personal information. We will consider requests under applicable law. Some records may need to be retained for legal or legitimate business reasons. Stopping future sharing does not recall information already received by a lending partner; you may also need to contact that partner directly.
Children and changes to this policy
This website is intended for adults seeking business or investment property financing, not for children. If you believe a child has submitted personal information, please contact us so we can investigate and remove it where appropriate.
We may update this policy as our services or legal requirements change. The date above shows when it was last updated. For questions about this policy or how an inquiry is handled, email quote@hardmoneyspecialists.com.
